The Florida Realtors’ August 3 market report says new construction is giving buyers more choices and negotiating power across the South, including Florida. It also notes that conditions vary: Lakeland and Cape Coral have a larger new-home share, while buyers in Lakeland or Orlando may encounter different opportunities than buyers in Miami.

That is a market-interpretation point, not a script promising a discount. A buyer still needs to compare the actual home, builder terms, insurance, taxes, association costs, inspection findings, and financing documentation.

Three lender conversations that help agents convert interest into action

  1. “Which homes are genuinely comparable?” A new home and an existing home can have different features, warranties, HOA structures, completion dates, and included items. A clean comparison keeps a client from treating an advertised incentive as the whole deal.
  2. “What does the client need to document?” Encourage buyers to gather income, assets, debts, and housing-cost details early. A lender can then explain which parts of the scenario need follow-up without making an approval promise.
  3. “Which contract deadlines interact?” Inspection, appraisal, financing, insurance, and builder-completion timing can collide. The agent, buyer, and lender should identify those handoffs before the client is under pressure.

A practical talking point for buyers and sellers

Try: “Some Florida markets have more new-home competition and more choices. Let’s compare the property, incentives, ongoing costs, and financing path instead of assuming the headline applies to every address.” That wording is useful because it acknowledges the signal while leaving room for local evidence.
