Florida pending sales can help a Realtor explain where buyer activity may be heading, but they do not answer a particular buyer’s budget, property condition, or financing question. The highest-value lender handoff turns a market signal into a short list of property and file questions without promising an outcome.

The Florida Realtors July 23 report says new pending sales of existing Florida single-family homes rose 4.1% year over year in June to 24,235, while pending inventory rose 5.1% to 32,034. Pending contracts are a forward-looking signal, not a forecast for one neighborhood or a decision on one loan file.
Florida Realtors’ market-data page provides historical and current reports by property type and market area. Use that context to ask better questions, then confirm the exact property, contract and borrower facts with the appropriate professionals.
Turn a market conversation into a clean lender handoff
- Start with the buyer’s question. Is the buyer asking about offer strategy, cash needed, property insurance, condo documents, income, or timing? Do not turn every question into a generic loan pitch.
- Separate signal from decision. Explain that pending-sales activity describes market activity; it does not determine value, eligibility, approval, or a closing date.
- Ask permission. Offer an introduction to a lender who can discuss the buyer’s specific scenario, then let the buyer choose whether to continue.
- Send only what is needed. Share the address, property type and buyer’s stated question through a verified channel. Do not forward sensitive documents without consent.
- Close the loop. Record who owns the next step—Realtor, lender, insurer, title company or association—and confirm the buyer understands the handoff.
Questions that create qualified conversations
- Is this a single-family home, condo, townhouse, manufactured home or multi-unit property?
- Are there insurance, flood, roof, permit, assessment or association questions that could affect the file?
- Does the buyer have a document, income, credit or occupancy question to discuss before an offer?
- What does the buyer want the lender to explain, and what decision remains with the buyer?
