Florida Luxury Buyers: What Realtors Should Ask Lenders
When a Florida luxury buyer wants adjoining homes or land, the Realtor’s job is to turn a headline into a disciplined process. The Florida Realtors report published August 4 describes buyers combining neighboring homes and vacant lots for privacy, security, water frontage, guest space, staff housing, gyms, gardens, or other uses. It cites a Wall Street Journal report that luxury-property searches doubled in the first five months of 2026 compared with the same period in 2025, while searches for buildable land rose 97%.
The same report says luxury single-family sales volume rose 2.8% from January through May and the median luxury sale price rose 4.7% to $1.83 million. Those are broad market signals, not a valuation for a Florida address or a reason to promise a financing outcome.
Four questions a Realtor should ask the lender partner
- Is this one property or a multi-parcel plan? A buyer may want to acquire a home, an adjacent lot, or both. Ask how the contract structure and intended use will be documented.
- What is the property’s legal use? Guesthouses, staff housing, short-term occupancy, agricultural use, and redevelopment can create different documentation and insurance questions. Bring in the appropriate legal, zoning, tax, and insurance professionals.
- What does the lender need early? Share the complete property list, purchase contracts, title details, income and asset documentation, and any plans that affect value or use. Early clarity is more useful than a generic product pitch.
- What is the client’s exit or hold plan? A primary residence, second home, investment property, and land purchase are not interchangeable. The financing conversation should follow the real plan.
How to turn the story into a better referral conversation
Use the luxury trend as a listening prompt: “Are you buying one home, or are you trying to assemble a larger property?” Then offer a warm handoff to a lender who will explain what can be reviewed now, what requires third-party advice, and what remains scenario-specific.
